Housing Preferences Across Generations

NAHB (National Association of Home Builders) recently released its latest study tracking the evolution of home buyer preferences, titled Housing Preferences of the Boomer Generation: How They Compare to Other Home Buyers.   The study answers key questions on how various designs influence the home purchase decision as well as the location, features and size of the home consumers want.  Based on a nationwide survey of over 4,300 recent and prospective home buyers, results are tabulated for all home buyers as a single group and also across these four generations:   Millennials (born 1980 or later), Gen X’ers (born 1965-1979), Baby Boomers (born 1946-1964), and Seniors (born 1945 or earlier).

Mortgage rates decline again

According to Freddie Mac's weekly Primary Mortgage Market Survey, fixed mortgage rates continued to decrease for the week ending Feb. 25. 

"Since the beginning of 2016, 30-year rates have fallen almost 40 basis points helping housing markets sustain their momentum into this year," said Sean Becketti, Freddie Mac's chief economist.

The Return of Multigenerational Living

The term multigenerational living refers to at least three generations under the same roof, though homes designed for two generations are often tagged that way.

The return to multigen living has been recession driven.  57 million Americans now live in some sort of multigen household.  Baby boomers are seeing  the return of their children along with their aging parents.  According to Pew Research, a large number of college graduates are moving back  home – roughly one in four (23.6%)  In addition, the  influx of Asian and Latino immigrants, whose cultures emphasizes this style of living, has sparked this trend.
